Lesson 2 – About Your Instructor
Hi, I’m Kathleen Richards and I’m so excited to be with you today. I’ve been teaching this course live at local community colleges since 2009. I started out like you, a landlord and over the years I had property managers good and not so good. Everyone kept encouraging me to do property management professionally since I had the experience, a Masters in Business, and understood construction and maintenance.
I hesitated since many of us are control people who like to do things our way…right? I decided to work for a property management company and within a month I had found my tribe and calling! I loved and still love everything about property management. I had an amazing opportunity to buy a 20 year old property management company in 2005 and owned that company which became a 2 time award winning company, received professional designations and grew my profits 20% year over year. I sold the company in 2017 to be able to focus on my Coaching business and online business – PM Made Easy which provides customizable property management documentation, systems, manuals to operate your rental business.
I have been an active member of NARPM, served on local and state boards, and am a national instructor teaching best practices to other property managers.
As a professional I have made all the mistakes, heard all the stories and have seen the ups and downs of the market. I love sharing my knowledge with landlords because I know this can be an amazing business for you. You can successfully manage your own properties if you choose or you can hire a professional and I want to make sure you hire the right one for you.
